Rental and Vacant Property
In an effort to maintain property values and quality of life in Elk Grove, the municipal code requires property owners to register vacant and rental properties with the City. Registration of vacant and rental properties provides absentee landlords/property managers an effective means to be contacted by the City when code violations exist on the property, thus avoiding costly fees, fines, or further legal action.
Rental housing seminars will be held by the City of Elk Grove once a year to inform landlords, property managers, and other interested parties about best practices for landlords, landlord-tenant law, and the Elk Grove's local ordinance. Am I required to register my property?
If your property is a rental, Elk Grove Municipal Code section 16.20.1218 Rental Housing Registration Requirement requires properties with less than 16 units to be registered. If your property is vacant, Elk Grove Municipal Code section 16.17.400 Registration requires the property to be registered unless a sign is posted at the property with contact information for an agent. However, if your property is a rental and you are between tenants, the property is not required to be registered as vacant.
Will my property be inspected once registered?
The City of Elk Grove does not have an inspection program. The property will only be inspected if Code Enforcement receives a report of a potential violation.
How much does the registration cost and how long is the registration valid for?
Both the rental and vacant registration cost $10. Rental registrations are valid for 3 years. Vacant registrations are active for 1 year.

Yes, a transient occupancy tax is required for stays less than 30 nights and the tax is 12%. Once licensed, you will receive an automated email each month to pay for the tax.
